When a big-box retailer vacated the Ellisville Square neighborhood shopping center, Brixmor Property Group selected Woolpert to redevelop and revitalize the shopping center. Without a prominent anchor, the smaller stores in the underperforming shopping center were experiencing reduced foot traffic. Woolpert’s design for revitalizing the shopping center and bringing a new mix of shoppers to the area is three-fold: divide the large anchor site into three smaller anchor stores, refresh the existing aesthetics and update the existing infrastructure to support the new usage.

Woolpert was tasked with drafting designs for splitting the existing 86,850-square-foot big-box anchor store into three large-format retail units as well as designing a new, more modern exterior façade entrance. The smaller, outlying shops will also receive façade upgrades. We also analyzed the site’s mechanical, electrical and plumbing systems to accommodate the new store divisions. Additional improvements to the shopping center include the refurbishing of exterior lighting for improved efficiency and cost-effectiveness and enhanced landscaping and pedestrian walkways to support today’s walkable community lifestyle.
