SIMON CORPORATE HEADQUARTERS

Simon Property Group, a global leader in retail real estate ownership, management and development, is headquartered in Indianapolis. To support its growing portfolio and corporate staff, Simon determined to construct a new corporate headquarters in Indianapolis’ downtown central business district. Woolpert was selected to assist Simon in the search for a suitable facility location.

After conducting reviews of infrastructure, site restraints, visibility and constructability, Woolpert helped the client select a greenspace location (within a city park) situated between the Indiana Statehouse and Convention Center. Simon then tasked the Woolpert team with siting the office building to best preserve the park and minimize the impact to the front doors of the neighboring organizations.

The selected site’s unique urban characteristics demanded creative and innovative design solutions. Employing 3D laser scanning, Woolpert surveyed the existing underground parking garage, developed models to update it with new utility lines, and designed the shoring and bracing of existing walls during the construction of the headquarters facility. The Woolpert team designed the relining of the aged, crumbling brick sewer lines to increase both efficiency and capacity at a cost savings over total replacement. Additionally, Woolpert prepared a number of design updates for the surrounding streets, from reconstructing drive lanes to adding parking spaces. Also included in Woolpert’s designs were a plaza, park restoration, fountain redesign, landscape architecture and new truck loading docks.
